Do you charge me a fee?

For rentals, no. The landlord pays my commission. For purchases, the seller pays. The only time I bill you is for concierge tasks after move-in, and I always quote before any work starts.

Do you only work with expats?

No. I work with Thai and foreign clients in equal measure. The whole site is bilingual for that reason.

Can you help with both buying and renting?

Yes. Most clients rent first. When they decide to buy, I help with that too, including bank intros for foreign-friendly mortgages and condo-quota checks.

Do I have to be in Bangkok to view places?

No. I do live video tours over WhatsApp. Many of my clients pick their first home before they land in Thailand.

How is concierge billed?

Per task, transparently. I get a quote from the trusted vendor (aircon tech, cleaner, handyman), I add a small coordination fee, and I send you the total before anything happens. You approve, I arrange.

Why WhatsApp only, no email form?

Because real estate is about quick, two-way conversation. A form goes into a black box. On WhatsApp you get a reply from me, usually within the hour, and we keep the thread for everything that follows.
